Most contractors will not publish prices. We think that is a mistake. A buyer who has no idea what something costs cannot evaluate whether a quote is reasonable — and that benefits contractors, not buyers. Here is how janitorial pricing works in the West Valley.
Nightly Janitorial Service
Nightly contract cleaning is priced per visit or per month depending on frequency. The main variables are square footage, the number of restrooms, frequency, and whether the building requires crew entry outside normal operating hours (which adds a security/access cost).
| Building size | Frequency | Typical monthly range |
|---|---|---|
| Under 3,000 sq ft | 3 nights/week | Contact for quote |
| 3,000–8,000 sq ft | 5 nights/week | Contact for quote |
| 8,000–20,000 sq ft | 5 nights/week | Contact for quote |
| 20,000+ sq ft | 5 nights/week | Contact for quote |
We have not published dollar figures for ranges we cannot verify for your specific building. A quote for your facility is free and comes with a written scope. That is a more useful number than a range that may not apply to your space.
Day Porter Service
Day porter billing runs hourly or as a full-time placement, depending on what the building needs. Hourly porter rates in the West Valley vary by frequency and hours per day. Full-time on-site placements are priced as a monthly flat rate. Request a quote and describe the coverage you need — we will give you both options.
Floor Stripping & Waxing
Floor care is priced per square foot. The per-square-foot rate depends on existing finish condition (heavily built-up floors take more time and chemical), floor type, access logistics, and whether we are also the nightly contractor (existing clients pay lower rates on floor work). Request a quote with your floor area and floor type and we will give you a figure within 24 hours.
